How long have you been active in the Silo District and how has the market changed during this time?
Natacha: "Since the launch of Nr. 2 Silo back in 2013. The market has experienced steady growth over the years and with the completion of Nr. 3 Silo, continues to attract both foreign and local investors who are drawn to the cosmopolitan lifestyle and dual working-residential aspects of the area."
What are the top three advantages of living here?
Natacha: "As a cultural hub, there is something for everyone - world-class restaurants, award-winning bars, summer concerts, the Virgin Active Collective gym, and roof-top pools and entertainment. The security is top-notch, making for easy living and lastly, the architecture is sophisticated, appealing, and inspirational. Everything here feels like an artistic expression."
Describe the accommodation on offer?
Natacha: "There is a variety of one-, two- and three-bedroom apartments available, each with different view factors depending on positionality. Most feature energy-, water-, and waste-efficient amenities. In terms of views, some face Table Mountain and the city while others look over the Atlantic - others have a combination of all."
What is the greatest challenge living here?
Natacha: "With the Silo District's endless leisure, retail, and dining offerings, the only real challenge is prioritizing your time to fit them all in!"
Any favourite restaurants? And favourite Zeitz MOCAA artist?
Natacha: "Favourite restaurant is by far The Granary Café, favourite bar the Silo Rooftop Bar, and favourite Zeitz artist - well, William Kentridge, of course."
What are the top two advantages of purchasing real estate here?
Ursula: "The Silo District is very popular with international purchasers because of its location and proximity to the V&A Waterfront, as well as the N2 and the CBD. The purchase power of this demographic provides a knock-on economic effect, wonderful for the country as a whole. The buildings are also 4-star green rated eco-structures, popular with residents who seek eco-style living."
What challenges do purchasers face?
Ursula: "With very few sellers in the area, they are limited for choice. DG Properties does have off-market listings, however, so we always strive to find the perfect solution for serious purchasers."
What is the current per-square-meter value of residential real estate in the Silo District?
Ursula: "Between R80 000 and R100,000, making it prime Cape Town real estate."
Is now a good time to sell one's property in the Silo District? Why so?
Ursula: "I believe that this is a prime time to consider selling as we move into season. We're expecting and are already experiencing an influx of foreigners who want to purchase in Cape Town's high-end areas, strongly driving a flourishing sellers' market."
How long, on average, do opportunities sit on the market before selling?
Ursula: "This is predominantly dependent on the price point. Seasonality is also a factor. We work closely with sellers to establish market-related, realistic prices avoiding the dreaded scenario of their property sitting too long on the market."
Your opinion on the future of real estate in this area?
Ursula: "I feel that the Waterfront and Silo District are going to continue to grow in demand while the area attractions expand. The future will have an increasingly varied community of businesses, retailers, residents, and visitors, living and working alongside nature."
